Keystone’s Economic Landscape: Balancing Growth and Affordability

Keystone’s Economic Landscape: Balancing Growth and Affordability

Keystone, Colorado, renowned for its picturesque landscapes and vibrant ski culture, has experienced significant economic growth in recent years. This expansion, while beneficial in many aspects, has introduced challenges, particularly concerning housing affordability for the local workforce.

Economic Growth and Employment

The town’s economy is predominantly driven by the tourism sector, with the Keystone Resort serving as a major attraction. This has led to a concentration of employment in the accommodation and food service industries. In 2024, the largest industries in Keystone were Accommodation & Food Services, employing 308 people, and Arts, Entertainment, & Recreation, employing 273 people. The construction industry also played a role, employing 61 individuals. Notably, the highest paying industry was Construction, with an average salary of $47,460, followed by Arts, Entertainment, & Recreation at $22,101, and Accommodation & Food Services at $16,276.

Housing Affordability Challenges

Despite the economic growth, housing affordability has become a pressing issue. Median incomes in Summit County have risen, with the average area-median income (AMI) for a four-person household reaching $128,300 in 2023, a 34% increase since 2021. However, housing costs have dramatically outpaced wage growth. Median single-family home prices escalated from $1.3 million in 2019 to $2.7 million in 2024, marking a 15.4% annual increase. This disparity is particularly challenging for the 41% of the local workforce employed in the leisure and hospitality sector, earning an average of $39,600 annually.

Community Initiatives and Future Outlook

In response to these challenges, Keystone has undertaken several initiatives. The town’s first budget, completed this year, reflects a commitment to thoughtful financial planning. Town Manager John Crone noted, “As the budget process proceeded, it was incredibly rewarding to see the thought and care that the council put into their decisions.”

Additionally, the town is exploring strategies to attract younger residents and support the aging population. The median age in Keystone is rising, with residents aged 55 and over increasing from 11.1% in 2010 to 15.9% in 2023. This demographic shift underscores the need for senior services and initiatives to draw younger individuals to the community.

As Keystone continues to evolve, balancing economic growth with housing affordability and demographic shifts remains a priority. The town’s proactive approach aims to ensure a sustainable and inclusive future for all residents.
